How much does property management cost in St John?
At Home VI charges 20% commission on accommodation revenue, plus a 10% reservations management fee. Minimum monthly management fee is $500. We don't charge owners anything to list — listings are free with us, while competitors charge $249/year just to be listed.
What does property management include?
Listing management on Airbnb/VRBO/Booking.com plus our direct booking site, dynamic pricing, guest screening and communications, contract handling, deposit collection, professional cleaning coordination, maintenance, hurricane prep, monthly owner statements, USVI Hotel Tax, GRT compliance, prep at year-end.
Do I have to commit long-term to use At Home VI for property management?
No. We have a 30-day written termination clause either way. Most owners stay long-term because we deliver, not because they're locked in.
How do you handle hurricane season?
We run a 2-stage protocol every September: a "soft close" (reduced bookings, property prep) and a "hard close" if a storm threatens (full shutdown, secure outdoor furniture, install shutters, etc.).
Can I block off dates for personal use?
Yes. Owners can block any dates for personal use through our owner portal. Owner-stay nights are tracked separately from rental nights for tax purposes.
Does At Home VI handle taxes?
We track and report all booking revenue, but the owner is the legal taxpayer. We provide monthly statements, calculate and remit Hotel Tax owed, Airbnb-remitted tax (when applicable), and Gross Receipts Tax (GRT). At year-end we issue 1099. We do not prepare your business or personal taxes, but we handle all reporting related to your home here in the VI.
