How do I book a vacation rental on St. John USVI?

Is it cheaper to book direct vs. Airbnb or VRBO?
Yes. Booking direct saves you the 10–20% service fee that Airbnb and VRBO charge guests. The same villa is typically much less per stay when you book through athomevi.com. It's also free for property owners to list on our site.
Can I book last-minute or same-day?
Often, yes. Check live availability on the Vacation Rentals page or contact us directly — same-day requests are routed to our reservations team right away.

Planning Your Trip
When is the best time to visit St. John USVI?
December through April is high season — best weather, but highest rates and busier. May through November offers lower rates, fewer crowds, and warm Caribbean weather, with the trade-off of hurricane season (June–November). September is the slowest month.
What's included with a vacation rental?
Every rental includes linens, towels, basic toiletries, kitchen essentials, beach gear (chairs, coolers, snorkel gear, beach towels), and Wi-Fi. Our homes are turn-key — just bring your suitcase.

Getting to Your Villa
How do I find the villa when I arrive?
After booking, you'll receive an arrival packet with directions, landmarks, and an emergency contact. St. John roads aren't well-marked and GPS isn't always accurate — read the packet before leaving Cruz Bay and reach out the moment something looks off.

During Your Stay
Do St. John villas have power outages?
Yes — the US Virgin Islands runs on a generator-supplied grid with periodic outages. Most properties have backup generators. We provide WAPA outage-alert signup links in your arrival info so you can monitor the grid in real time.
How do generators work during an outage?
Most properties have on-site generators. Not all are automatic — some require a manual start. Specific instructions are in your arrival packet, and our team is reachable if you have any trouble.
Can I add an extra guest after I book?
Sometimes — up to the property's stated maximum occupancy. Reach out and we'll check the dates and arrange any rate adjustment. The hard maximum per property cannot be exceeded.

Are St. John vacation rentals pet-friendly?
Some properties are pet-friendly. Look for the "pet-friendly" filter when browsing rentals, or ask us directly. We also support Pets with Wings — a program matching travelers with rescue animals needing transport to the US mainland. PWW pays for everything.
What is Pets with Wings and how does it work?
Pets with Wings matches St. John travelers with rescue animals needing transport to forever homes on the US mainland. You travel home as planned — and a rescue dog or cat travels with you. Completely free. The rescue handles health certificates, carrier, and ground transport. PWW covers the airline's pet fee. No animal experience needed.
Is the pet my responsibility during my vacation?
No. The pet flies with you on travel days only. They are not at your vacation rental during the stay. The rescue provides instructions and 24/7 phone support throughout.

What is At Home VI?
At Home VI is a US Virgin Islands company offering vacation rentals, property management, construction and real estate services in St. John, St. Thomas, and St. Croix. Founded by Theresa M. Sim, who has lived on St. John since 2008. Real estate services are provided through Tropical Properties Real Estate.

Why the name "At Home VI"?
VI = Virgin Islands. Theresa came to St. John in 2008 and it quickly became her home. The brand reflects the experience we want all guests, owners, and clients to feel — "At Home" in the Virgin Islands. Your home is our business.
