What these credits mean — and how to get them
Homestead — $400 off. The base credit, for your primary residence (you own it and live in it). Most resident owners qualify. You apply and renew every year.
Veteran — $650 off. Honorably discharged from the U.S. Armed Forces and meeting the residency rules; bring your DD-214 discharge papers and a VI ID.
Senior — $500 off. Age 60 or older with individual gross income under $30,000.
Disabled veteran — fully exempt. A veteran with a VA-rated, service-connected permanent & total disability pays no property tax on their homestead.
You can combine homestead with one of the others (veteran or senior) — not both. Non-residents can't claim homestead.
How to apply: the Office of the Tax Assessor (under the Lt. Governor) — St. Thomas / St. John 340-774-2991, St. Croix 340-773-6449. File or renew by about March 1 each year (the date shifts — confirm the current deadline) with proof of residency.
